We typically offer a 12-month lease, but depending on the time of year shorter terms may be offered or available.
All prospective residents who are over the age of 18 must complete a rental application form. Photo identification, verifiable housing history, references, employment, and income information (gross income must equal at least 3X the monthly rent) are required. A credit report will be processed for each adult applicant. Applicants with excessive collections, falsified or incomplete application information, and/or a history of excessive late payments may not be accepted.
The security deposit is equal to a half month's rent. $100 of this is paid at the time of application (as earnest money), along with a $7.50 per adult applicant non-refundable credit check fee. Earnest Money will become a portion of your refundable Security Deposit upon execution of the lease agreement.
Rent and fees are due on the first of each month.
Brownstone on Old Sauk is a paperless property! We ask all residents to use our secure and easy-to-use Online Resident Portal and pay rent for free using their checking or savings account. Credit card and MoneyGram® payments are also available, however, a third-party service fee will apply.
A 5% late fee will apply if you pay on or after the third of the month.
Wired high-speed Internet, water, and sewer are included in the $75 monthly facilities fee. Electric, gas/heat, phone, and cable TV are not included.
The apartments are not furnished. Furniture rental is available upon request.
Steve Brown Apartments requires that each resident maintain a renters insurance policy, with a minimum limit of liability for bodily injury and property damage of $100,000, throughout the term of their lease. We also require that you name SBA Management Services as an “Additional Interested Party” on the policy.

To protect you from a variety of accidents and losses, especially the very expensive ones we see almost every year. For example, a resident accidentally released the fire sprinkler valve in their unit and caused $40,000 in damage to their belongings, their apartment, their neighbor’s apartment, and the common areas in their building. Fortunately, this resident had renters insurance, and the damages were covered by their policy instead of out of their pocket.

Per our lease agreement, all residents without insurance on their move-in day will be added to our master policy and the charge for renters insurance coverage will be added to your account. Once we have proof of independent coverage we’ll remove you from the master policy.

The trash and recycling rooms are located in the garage. The recycling for the building follows the City of Madison Ordinances. Door-to-door trash and recycling pick-up occurs every Tuesday at 10:00 am. The earliest you can set out your trash is 6:00 am on Tuesday. Please don’t leave any trash in the hall except Tuesdays, as it can stain the carpet.
Most units come with a gas fireplace that is operated with a wall switch. When you flip the wall switch on, the fireplace will ignite and a flame should appear. If a flame does not appear turn the switch off immediately and call for maintenance. Please be aware the glass front of the fireplace gets extremely hot and can burn your skin quickly.

Your apartment comes with a 100Mbps shared Internet connection from ResTech Services. Just plug an Ethernet cord from one of the internet outlets to your computer or a wireless router. Open your web browser, and follow the set-up instructions. For service, please call ResTech at 608-663-3868.
Wired Internet, with speeds up 100Mbps, is included for each apartment as part of your monthly facilities fee. You’re welcome to add your own wireless router for your apartment, otherwise, you’ll need an Ethernet cable to connect. Wireless Internet is included in the community room and fitness center.

Your apartment includes an underground parking stall. We do assign stalls. Unauthorized vehicles will be ticketed and towed at the owner’s expense. A limited number of additional stalls may be available to rent on a first-come, first-served basis. Additional parking in the surface lot is available for additional resident cars and/or guests.

The City of Middleton prohibits residents from using or storing gas and charcoal grills on their balconies. Fines from the city will be passed on to our residents.
